TOP TEN REASONS TO INVEST IN EGYPT

Property Prices
Property in Egypt is turning the heads of international property purchasers looking to buy into an exotic, historical and beautiful country with a warm climate and a booming tourist industry to match. Egypt is a fascinating tourist destination with history dating back to around 3200BC and the warm waters of the Mediterranean and the Red Sea attract divers worldwide. As a tourist destination with many possibilities to suit all interests, Egypt attracts increasing numbers of visitors and property buyers alike who come here to reap its many rewards. Low off-plan prices (from £30k for a beachside apartment), guaranteed rental yields, holiday homes in the sun and high returns on investment (up to 25% per annum in some locations) are all reasons for the current success of Egypt as a holiday and property location. An increasing number of visitors are buying into luxury apartment complexes in the major holiday hotspots, safe in a strong belief in the current Egyptian government’s commitment to further economic growth and stability. While the tourist infrastructure and economic climate is constantly improving in Egypt, we would urge investors to catch this market at the very beginning, while prices remain incredibly low and high returns on investment are there for the taking.

Stable Economy and Foreign Investment
Egypt today offers a solid economic climate in which to invest. An emerging property market in key tourist locations is already offering excellent returns on investment and shrewd investors are eager to get involved, while prices remain stunningly low. Egypt has seen strong economic growth in recent years (GDP 4.5% in 2005) and foreign investments reached a staggering 6.1 billion dollars (US) in the year 2005/2006. The estimated figure to the end of July 2007 is 8bn US$.

Booming Tourist Industry
Egypt is one of the most appreciated and well known tourist destinations and needs no introduction! Who can say they never dreamed of Egypt? The Nile river, The Pyramids, The Sphinx, Tutankhamen and his fabulous treasure, the mummies that have fascinated entire generations. This established tourist industry accounts to over 9 million tourists per year, with the goal of 14 million by 2014. Egypt is now well known as a number one medium haul top end destination for European travellers and it is a favourite holiday destination for those seeking the charm of a new culture, within a safe and luxurious environment. Amazing Egypt!!!!

Investment Potential
The property market in Egypt currently sits on the brink of a boom period and now is a perfect time to purchase property in Egypt. While infrastructures are readily in place and prices are low, many investors are seeing an opportunity in the making. The imminent introduction of mortgage facilities to foreigners in Egypt will precipitate an increase in demand for property and prices will inevitably rise at an even greater rate than investors are already enjoying today. Property investment is expected to increase not only on the seaside tourist resorts, but also in cities such as Cairo, where a huge shortage of accommodation continues to be a problem waiting to be addressed. In 2005 Egypt issued a decree (number 548) assisting non-Egyptians to invest in the tourist sector by abolishing a number of red tape procedures and streamlining investment procedures, an uncomplicated tax system with no inheritance or capital gains tax for foreigners are added incentives to Egyptian property purchase. All indications show that investment property in Egypt is now a highly beneficial market in which to invest.

Favourable Tax Laws
The fiscal laws in Egypt are paradise compared to Europe and this is a factor that is not to be underestimated. More and more foreigners now purchase property not only as a second or holiday home but as pure investment as well. In Egypt there is no capital gains tax, no inheritance tax, no vat on property purchases and a very low property tax.

Low Cost of Living
Some Examples. A fillet steak costs about £4 per Kilogram, a cleaning lady for an hour about £1.25, petrol costs about 13 pence per litre, fruit and vegetables cost about 1/10th of the cost in Europe. Annual maintenance charges for your property are about 1/5th of the cost in Europe. We could give many more examples but we prefer to leave you the pleasure of discovering the other benefits!!

Natural and Cultural Factors
Warm desert climate with year-round sunshine. Egypt has a great natural beauty with fantastic scenery which offers stunning white sandy beaches, coral reefs and desert landscapes. This gives rise to great recreational activities. Egypt has a rich cultural and historical interest, dating back some five thousand years.

Climate
The climate in Egypt is typically desert style, with hot days and cool nights. There are only 2 seasons: A moderate winter that extends from November to April and a warm summer that extends from May to October. The only differences between the 2 seasons are the changes in the wind and the day and night temperatures. The temperatures vary from a minimum of 16 Celsius in winter to an average of 38 Celsius in summer. There is basically no rainfall , only in Autumn and Spring there may be the occasional light rainfall that lasts no longer than 15 minutes, that helps the fauna and flora in the desert. In some areas there has been no rain for many years.
